How do I apply?
To apply for a property, we recommend completing our online application in full and providing all required supporting documents to avoid delays. Once you’ve inspected the property, applications are processed as quickly as possible, with most outcomes provided within 24–48 hours. Our agency can also supply you a paper copy of the application if you do not have access to the online application.

Your Approved
Once approved, you will be required to secure the property by paying the bond (equivalent to four weeks’ rent) and initial 2 weeks rent prior to your tenancy start date. Your tenancy agreement will confirm your rent amount, payment schedule, and approved payment methods. Rent must always be paid on time and kept up to date.
Tenancy Agreement
Your tenancy agreement is a legally binding document and should be carefully read and fully understood before signing. If you have any questions, please speak with your Property Manager prior to signing. You may also choose to seek independent advice before entering into the agreement.
Entry Condition Report
Before moving in, you will receive an Entry Condition Report outlining the property’s condition, supported by photos. You must review, add any comments if needed, and return the report to our office within seven (7) days.
Smoke Alarms
All rental properties are fitted with smoke alarms in accordance with Queensland legislation, and must not be removed, covered, or tampered with under any circumstances. If a smoke alarm is beeping or not working correctly, please contact your Property Manager.
Maintenance Requests
Maintenance requests should be submitted in writing via your tenant portal or email. A maintenance request form can also be located in the forms section of our website.
Urgent repairs, such as electrical faults or major water leaks, must be reported immediately, by contacting your Property Manager.
Routine Inspections
Routine inspections are conducted periodically throughout your tenancy to help maintain the property’s condition and identify any maintenance concerns early. We will always provide the appropriate notice prior to attending the property. For the safety and comfort of our team, we kindly ask that all pets are securely restrained during inspections and maintenance visits
Moving Time
If you plan to vacate, written notice must be provided in accordance with your agreement. The property must be returned in the same condition as the start of the tenancy, fair wear and tear excepted.
