Moving can be stressful at the best of times, so here are a few hints to make your next move smoother.

The Application Process.

  • View the Property, contact our office to arrange an inspection
  • Ensure all areas of the application are fully completed
  • Ensure all required documentation is provided
  • Application processing time frame varies depending on return of your references and the owner’s decision, we aim for 24-48 hours.

Lodging your bond and paying rent
To secure the property successful applicants are required to pay Bond equivalent to 4 weeks rent within 24 hours of approval. The first 2 weeks rent is also required, prior to your lease start date.

The condition report
Before your tenancy begins, your property manager will inspect the property and record the condition of the premises on a condition report. Photos will be taken to support this report. You have 3 days to add any additional notes and return the report to our office. This confirmation of condition is used at the end of the tenancy to highlight any discrepancies.

Payment of your rent
The lease agreement confirms the amount of rent due and the method of payment before you move in. Rent can be paid weekly, fortnightly, or monthly, via a variety of methods, most often EFT or bank deposit. Rent must not fall in arrears.

Repairs, maintenance, and emergencies
Requests for all repairs and maintenance must be made in writing to your property manager, either via Property Me or Email. These will be attended to as rapidly as possible with minimal disruption to you. For any urgent emergency repairs such as serious plumbing blockages/leaks, electrical faults or dangerous structural issues, phone your Property Manager immediately.

Smoke Alarms
Prior to moving in the smoke alarms in the property have been checked for compliance & confirmed working. During your tenancy, any battery replacement is your responsibility. If the alarm becomes faulty immediately notify our office.

During the tenancy
The General Tenancy Agreement 18a confirms details of the tenancy such as rental amount, rent increase during the current tenancy, applicable ancillary charges ie water, power. This contract also outlines responsibilities for each party.

Moving Out
Written notice on the applicable form submitted to the agency at least 2 weeks prior to end of lease is required. We recommend booking any bond cleaners or pest control (where required) early. Rent payments continue until the property is returned to the same condition as the start of the tenancy, including lawns & gardens. Our office will confirm any rent owing.
